Every home has it idiosyncrasies, so we do not provide a standard specification. Instead, every holiday property we manage has a detailed property index including a lookbook of photos where we note how to take care of your Holiday Home.

  • The sun is bleaching the furniture and paintings in the conservatory living room, so sheets are placed over the sofas and oil paintings. Please ensure the cushions from the bench seat are stored underneath the sofa covers.
  • All photo frames are to be placed face down to stop bleaching from sun.
  • Please prop the door open to get some air in whilst at the property.
  • All curtains and blinds throughout the house are to be shut at all times when the house is empty.
  • There is a hatch in the pool room by the door – if it is raining, please pop up and film inside to try figure out where the leak may be coming from.
  • There is to be a hand wash and hand moisturiser in each bathroom/loo by the sink and shampoo/condition/body wash in the showers – refills are in the stock cupboard, top up when needed and always wipe down the bottles. Report to the PM when the refills are getting low.
  • 2x water glasses and jug on wooden tray in each bedroom.
  • Please check tea, coffee pods, salt + pepper, toiler cleaner, white company product levels are all fine. Top up/replace when needed.
  • Check PS5 is working/not broken.
  • Check sound bar is working.
  • Water plants if needed – all real except bathroom plants.
  • Check bollard for parking – keyhole clogs from sea salt. If clogged use wd-40 which works fine.
  • The smoke detectors have optical lenses, you can’t spray anything in the air as it coats the lens for 48 hours and sets the alarm off.
  • Do not use a normal hoover head on this carpet – it can’t have a motorised spinning hoover head as this will ruin the large weave carpet.
  • Please leave out a bottle of Looe gin (provided by owner) with the hamper- these are kept in locked kitchen cupboard next to library room.
  • Please make sure the tide table is at the property.
  • Turn off all kitchen and bar area appliances when property is empty for over 2 or more weeks.
  • Check outside area decking, roof, and remove any cat poo from gravel.
  • Check the gate and pathway that leads to the beach & check the key works and that guests haven’t lost it (kept in bowl in middle of dining table).
  • Make sure covers are on fire pit/chairs and the cover is on the outside dining table/chairs when property empty/in winter. Check they are clean and no seagull poo on them before covers put on. In the summer, store covers in sheds and put cushions out for guest arrivals.
  • Hand soaps, body wash, conditioner and shampoo need re-filling, refill bottles kept in the garage.
  • All fingerprints to be removed from cupboard fronts, fridge and oven.
  • Keep an eye on the extractor over the hob, grease builds up and can drip, clean as needed.
  • There is a lip on the bottom of the dishwasher when you open the door, clean this every week as dirt builds up.
  • Sweep the garage floor every visit, wipe the table tennis table down too and make sure it all looks neat. Make sure the table tennis bats and balls are available and also the darts for the dartboard.
  • Do not use anything on floors except hot water, make sure mop is not too wet.
  • Please leave 2 beers in fridge (if there are any in stock cupboard).
  • Please place a piece of tin foil in the grill pan in each oven after cleaning.
  • Always clean and tidy all drawers and cupboards in the kitchen - use photos.
  • When the house is shut down, the blinds in the king bedroom need to be down and closed. It obviously means that no one can look into the house when passing on the road which is best if the house is vacant.
  • 6 beach towels left in hallway cupboard (above shoe rack).
  • White company products only – please leave one of each in every bathroom (shampoo, conditioner, shower gel, body lotion, soap).
  • 1 picnic blanket (creme) and bag (navy) to be left in the hallway cupboard.
  • 10 Nespresso pods to be left out.
  • Every visit hoover along patio window runners as a lot of dead insects accumulate here.
  • Grey dog towels - two micro towels in a basket in the Porch that the guest can use to dry off dogs.
  • Smart TV with NETFLIX, but streaming can sometimes be a little slow so I have a Roku which is the same as a Firestick and has its own remote. On the TV select HDMI1 then use the Roku remote control to select streaming channels including NETFLIX – please check it’s all working.
  • Always clean the games room set the pool table up.
